Can I customize the condition rating scale?
Yes. The default is Good / Fair / Poor / Not Inspected, but you can change it to anything — Pass/Fail, a 1-5 scale, or your firm's house terminology. Open the form in FlexForm's editor and tell the AI what you want; it rewrites the dropdowns without breaking the rest of the form.
How do photos get attached to specific findings?
Each system section has its own file upload field, so the roof photos stay with the roof notes and the electrical photos stay with the electrical notes. On the generated PDF, photos render inline next to the finding they describe.
Does the buyer get a PDF or just a web link?
Both, if you want. The default workflow emails them a PDF attachment when you submit, but you can also send a link that opens the report in their browser. Lenders typically prefer the PDF for their file.
Can I use this on an iPad without internet at the property?
Fields save locally as you fill them out, so you can complete the walkthrough even if the property has weak signal. Submit once you're back in coverage and the report processes normally.
Does it integrate with my scheduling software?

Is the signature legally binding?
The captured signature is timestamped and embedded in the PDF along with the inspection date and address, which meets the standard most state inspection licensing boards require. Check your state's specific rules — some require additional disclosure language we can add to the form.
